BEYOND the transaction: How Heaps Estrin uses publishing to build its real estate brand

Toronto real estate brokerage Heaps Estrin partnered with SJC to create <i>BEYOND</i>, a premium lifestyle publication designed to keep the brand connected to its community beyond the real estate transaction.

Staying connected between transactions

Heaps Estrin has built its reputation on editorial-style property marketing and deep community roots. But real estate presents a particular brand challenge: customers transact on average only once every seven years. How do you remain relevant during all the years in between?

The goal was to create something with value beyond a real estate transaction; something readers would choose to spend time with, keep and revisit.

One publication, across print and digital

In Spring 2026, BEYOND expanded with a new digital edition, while continuing to reach readers in print. The Fall/Winter 2026 issue launched in September.

Published twice annually, BEYOND is distributed directly to readers in priority Toronto neighbourhoods, to select Toronto Life subscribers and through Heaps Estrin’s network of agents, offices and events. The new digital edition extends that reach even further, giving readers another way to experience the publication.

The print edition is deliberately designed as a premium physical piece. Its distinctive, smaller-than-standard-magazine format, smooth matte pages and elevated design give BEYOND a look and feel intended to be picked up, explored and kept. It also reflects Heaps Estrin’s broader approach to brand building. Jane McIver, Director of Marketing & Brand Innovation at Heaps Estrin, recently wrote in BUZZ, Canada’s real estate magazine, about the role physical, multisensory experiences play alongside digital marketing.

BEYOND also offers advertising opportunities, giving relevant brands and businesses the opportunity to connect with its audience within a premium editorial environment.

Highlights include vibrant interior rooms with patterned wallpaper and rich colors, an architectural illustration titled "The House That Hockey Built," an overhead view of a basketball court with players featuring the headline "The WNBA Is In The House," photos of female basketball players in uniform, a curated product spread called "The Cozy Edit," and cover designs with elegant home interiors.

Building a brand through content

The publication brings together capabilities from across SJC. Our custom content team leads editorial strategy, content development, art direction and project management, while SJC Print produces the physical magazine. The SJC team also supports distribution and advertising.

Over time, BEYOND has become more than a marketing piece.

“BEYOND has taken on a life of its own, says Jane McIver, director of marketing & brand innovation. “The reader response has been phenomenal – from clients making special trips to our headquarters to collect back issues, to people discovering The Lobby (our retail concept store and art gallery) or visiting neighbourhoods they first encountered through the magazine. It has become a true expression of our brand: thoughtful, curious, design-driven, and deeply connected to community.”
